Kanda were delighted to be part of the exceptional 99 City Road project team assembled by Endurance Land, planning permission for which was granted by Islington Council in September 2023. The proposals seek to retrofit and extend the existing, outdated 1990s office building at the Old Street Junction to create a modern, sustainable mixed-use space.

Kanda’s key role in this public consultation process involved learning more about the local area, both from residents and workers, to gain a better understanding about what benefits the development could bring. On-the-street pop-ups, a public exhibition, and various stakeholder meetings all helped to shape the proposals for 99 City Road, which will now include community makerspace, exhibition space, and a triple-height Great Room for curated events.

Kanda then supported Endurance Land to curate an unprecedented package of benefits for the borough, which helped secure support from Islington officers and Planning Committee members.

99 City Road will provide 64,873sqm of adaptable, high-quality workspace within a distinctive 35-storey building. Upon completion, the building will act as an innovation hub – designed to attract knowledge tenants to rejuvenate ‘Tech City’. Additionally, 4,320sqm of the building’s office space will be dedicated affordable workspace – effectively doubling the existing provision in the London Borough of Islington at time of planning permission.

The updated building at 99 City Road will greatly transform the relationship the building has with its surroundings and provide tremendous public benefits to the area. The plans significantly improve public spaces around the building through the provision of a generous new public square and widening of pedestrian pinch points.
